On-site Laundry. The laundry room is in the basement and you will have a key. Parking off the street is first come, first serve. Pet Policy: Emotional Support or Service Animals are welcome with proper supporting paperwork. For other pet owners we allow a max of 1 pet under 25 pounds with a $300 fee that is due before move-in. $35 monthly pet rent. Application Acceptance Criteria: Credit above 650, Income to rent ratio is 2.0X or greater, Last Five Years - No conviction or deferred judgment per Colorado law, previous evictions, or monies owed to a previous landlord. No 2 or more late payments in a 12-month period. No open bankruptcy. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR
