Apartment amenities are any desirable or useful non-essential features in an apartment unit and its building that provide value, luxury, or convenience for renters.

In-Unit Amenities Vs. Community Amenities

There are two types of apartment amenities. The perks within an apartment unit are called in-unit amenities. The perks found in common areas of an apartment building or complex are known as community amenities.

How Much Do Amenities Cost?

Technically, in-unit amenities are free, meaning that landlords and property managers don’t charge renters by the amenity. However, that doesn’t mean renters don’t pay up for these perks. In-unit amenities like a renovated kitchen or washer dryer are simply factored into the monthly rent. When it comes to community amenities, some property managers charge an amenity fee. It can be a one-time fee or a monthly fee, or it can vary by amenity. Before signing a lease on a property, be sure to ask whether the community amenities are free.
